Thank you for considering Fontana Leone. Our reservations are arranged personally by email, not through an instant online booking system. Please review the terms below and the individual conditions sent to you before paying a deposit.
1. About these terms
These terms describe the website and accommodation arrangements at Fontana Leone, Spili Village, Rethymno, Crete, Greece. For enquiries, contact info@fontana-leone.com. Any individually agreed written booking terms also matter; nothing here removes mandatory consumer rights.
Legal classification: Fontana Leone is offered as a Greek short-term rental registered with the Independent Authority for Public Revenue (AADE), not as an instant-booking hotel service. The applicable Property Registry Number (AMA) must be displayed in the relevant listing once verified.
2. Enquiries are not automatic bookings
Our website does not offer instant booking or automated reservation confirmation. Guests contact us by email to ask about dates, availability and prices. Sending an enquiry does not reserve accommodation. We review each request personally and communicate the proposed arrangements by email.
3. Reservation confirmation
Before committing to a stay, we communicate the relevant dates, accommodation, guest numbers, price, required advance payment, payment instructions and applicable cancellation terms. A booking is confirmed only when we explicitly confirm it in writing by email after the agreed conditions, including any required advance payment, have been satisfied. Please retain the email correspondence as a record of the agreed conditions.
4. Deposit (30%) and balance
For a direct reservation, we request an advance payment equal to 30% of the agreed accommodation rental price. The written quotation will identify the exact euro amount, payment method, payment deadline, any mandatory charges, the remaining balance and its due date. The 30% advance is part of the agreed rental price, not an additional fee. No card details are collected by this website. Do not send card numbers by email. A booking is confirmed only after the required payment is received and Fontana Leone sends written confirmation.
5. Cancellations, changes and refunds
Free cancellation up to 30 days before arrival: If the guest emails a cancellation request to info@fontana-leone.com at least 30 calendar days before the scheduled arrival date, Fontana Leone will refund 100% of the 30% advance payment. The cancellation date is the date the email is received. The arrival date and applicable deadline will be stated in the written booking confirmation, using local time in Greece.
Late cancellation (less than 30 days before arrival): The 30% advance payment is normally retained as the agreed cancellation charge, provided this condition was clearly communicated and accepted before payment, and only to the extent permitted by applicable law. We will not automatically demand the remaining 70% solely because of a late cancellation. If we agree to a different arrangement in writing, that arrangement applies subject to mandatory law.
Non-arrival and early departure: Please contact us promptly. Any charge or refund will be assessed under the terms accepted before payment and applicable law; there is no automatic additional charge under this webpage. Requests to change dates are subject to availability and written agreement and do not automatically preserve the original cancellation deadline.
How to cancel and receive a refund: Send an email with your booking name and dates. We will acknowledge the cancellation in writing and arrange any refund due without undue delay, ordinarily to the original payment account or another agreed secure method. Any exceptional banking charges will be disclosed and handled in accordance with applicable law. If Fontana Leone must cancel a confirmed booking, we will return payments for accommodation not provided and respect any additional mandatory rights.
Mandatory rights: These contractual cancellation conditions do not restrict any non-excludable legal rights, including remedies if the accommodation is not supplied as agreed. The general EU 14-day withdrawal right does not normally apply to accommodation for specific dates, but the legal classification and circumstances govern.
6. Arrival and departure
Please tell us your expected arrival time and advise us of significant delays. Check-in and check-out times, access instructions and any early-arrival or late-departure arrangements will be provided or agreed in your booking correspondence. Early check-in and late check-out are subject to availability and agreement.
7. Guests and occupancy
The number of overnight guests must not exceed the number confirmed for the accommodation or any applicable occupancy limit. Please request approval before bringing additional overnight guests. Guests are responsible for ensuring that information supplied for their reservation is accurate.
8. Respect for the property and neighbours
Please respect the accommodation, its equipment, neighbours and local community. Excessive noise, disruptive behaviour and unauthorised parties or events are not permitted. Follow any reasonable safety instructions and quiet-hour requirements communicated at the property, as well as applicable local rules.
9. Care, cleanliness and damage
Please leave the accommodation in a reasonably tidy condition and report accidental damage or maintenance problems as soon as possible. Normal wear and tear is expected. Where a guest causes damage beyond normal wear and tear, we may seek reasonable, evidenced repair or replacement costs in accordance with applicable law; this does not create an automatic or unlimited charge.
10. Safety and unforeseen issues
Please use the accommodation and its facilities responsibly and contact us promptly about urgent safety or maintenance issues. If an event outside either party’s reasonable control affects a stay, we will communicate with guests and address the situation in accordance with the booking agreement and applicable law. Nothing in these terms excludes liability that cannot lawfully be excluded.
11. Website information and intellectual property
We aim to keep website descriptions and images accurate, but details may change; the accommodation and services agreed in your confirmation email take precedence over general promotional descriptions. Website text, photographs, branding and other materials may be protected by intellectual-property rights. Do not reuse them commercially without permission from the relevant rights holder.
12. Taxes and mandatory charges
The final quotation and written booking correspondence should identify the total accommodation price, what is included and any applicable mandatory taxes or charges payable separately, including any legally applicable climate resilience fee. The amount and collection method depend on the legal classification of the accommodation and current law. No amount is specified on this page without verification.
Short-term rentals may be subject to a statutory climate resilience fee, depending on property category, rental dates and current legislation. The guest will be informed of the applicable amount and whether it is payable separately before committing to the booking.
13. Accessibility and special requests
Please contact us before booking if you have accessibility requirements or other essential needs. We will explain the available facilities and whether we can meet your requirements. Requests are subject to express written agreement.
14. Problems during the stay and complaints
Please notify us promptly of any material problem with the accommodation so we can investigate and, where possible, offer an appropriate solution. Complaints can be sent to info@fontana-leone.com. Nothing in these terms restricts statutory consumer remedies or access to competent authorities or courts.
15. Personal belongings and responsibility
Guests are encouraged to take reasonable care of their belongings and secure the accommodation when leaving. Any responsibility for loss, theft, personal injury or property damage will be determined under applicable law and the circumstances. No blanket exclusion of liability applies.
16. Information before paying a deposit
Before requesting an advance payment, we will communicate in writing the accommodation and dates, maximum guest number, full price and mandatory charges, deposit amount and deadline, balance due date, payment method, cancellation and refund conditions, and check-in/check-out arrangements where available. Please ask for clarification before transferring funds.
Important: If no cancellation deadline or late-cancellation conditions have been expressly agreed before payment, they must not be imposed retroactively. Any refund dispute will be resolved under the actual agreement and applicable law.
17. Personal data and cookies
We use contact and reservation information to answer enquiries, communicate with guests and administer stays. For details of personal-data handling and optional Google Analytics cookies, read our Privacy & Cookie Policy. You can review analytics choices through the Cookie Settings link below.
18. Applicable law and contact
These terms are intended to operate under applicable Greek law, without limiting any mandatory rights or protections available to consumers. For questions or concerns, contact info@fontana-leone.com. We encourage guests to contact us first so we can try to resolve issues directly.
19. Updates to these terms
We may update these website terms from time to time. Changes to the webpage do not automatically alter the specific conditions already agreed for a confirmed reservation. Last updated: 10 October 2026.
